This project involves the design of a high-density office complex and its ancillary facilities for a corporate client in Zhuhai City, Guangdong Province. It is located on a 6,055.22 m² site at the northwest corner of Meihua Subdistrict, Xiangzhou District, designated under Chinese zoning regulations for "Administration Office (A1)" land use.

The project features a total Gross Floor Area (GFA) of 35,542 m², with a Net Lettable Area (NLA) of 27,542 m², resulting in a Floor Area Ratio (FAR) of 4.55. This FAR calculation aligns with Chinese urban planning standards, which define FAR as the ratio of total floor area to site area. The design strategically responds to urban intensification demands while adhering to a maximum building height of 100 meters to comply with local zoning controls and urban design guidelines.Sustainability was prioritized through a green space ratio of at least 20%, achieved via integrated landscape strategies to enhance environmental quality. The project also exceeds local parking requirements by providing 177 car spaces and 84 bicycle spaces, supporting multimodal transportation access.

The design balanced regulatory compliance—including Floor Area Ratio (FAR), height restrictions, and infrastructure mandates—with functional efficiency. This approach ensured adaptability for corporate office operations while integrating retail and public spaces to align with the evolving demands of mixed-use urban environments in China.
